The city of Charlottesville is surrounded by the county of Albemarle which is contiguous to 8 other
counties. Housing prices are generally higher nearer the city and are significantly less once outside
of Albemarle.  Current growth areas are along the Route 29 corridor as it leads north into Greene
County and to the east along Route 250 between the counties of Louisa and Fluvanna. 

Charlottesville offers convenient access to cultural and recreational activities which center around the
University of Virginia. Charlottesville housing offers a mix of town homes and condominiums as well as
lovely older homes within walking distance to the university or downtown mall.
 

Albemarle County has a
wide variety of neighborhoods.
One may find a town
home very near the city
or a home in planned
community with access
to golf, tennis, and
swimming.  There are
also many
developments with
2+ acre zoning that can
be found throughout the
county as well as
numerous farms
and grand estates.

Greene County lies 20 minutes north of Charlottesville
and boasts wonderful mountain views and a wide variety
of neighborhoods.  Although a growth area, Greene county
still offers a lot of house for the money. 

Fluvanna County is mostly rural and extends south all the way
to the James River.  Many affordable properties can be found there
and Fluvanna is also the home to Lake Monticello, a large gated
community with a golf course, pool, and clubhouse.  Homes at the
lake range from about 100-400k.

Louisa County extends east from Charlottesville a good way towards
Richmond and therefore offers an easy commute to either city. 
Louisa borders Lake Anna to the northeast which is a little less than
1 hour from C-ville.

Nelson County is one of the most beautiful counties in Virginia.  It is
a wonderful vacation spot with great hiking trails, skiing, golfing, and
camping.  Home of Wintergreen Resort, Nelson offers great vacation
homes as well as year round properties.

 

Madison County sits north of Greene and like Nelson
County has lovely rolling hills and great mountain
views.  Prices for homes and land are generally very
attractive. 

Orange County, home of James Madison, borders
Albemarle to the northeast. It has many quaint rural
properties that are, in general, are affordably priced.

Buckingham County lies to the south of Albemarle just
across the James River.  Of all the counties,
Buckingham is where one will find the most square
footage or acreage for the money.
